Tarboosh Restaurant

Tarboosh Restaurant is a well-known Middle Eastern restaurant in El Cajon, San Diego.
They offer high-quality food, great service, and a strong in-store experience — but their online presence didn’t reflect that.

My name is Mustafa Amjad. I was born in Iraq in 1998.

Since childhood, I have always been passionate about cameras and content creation. I naturally tend to see things from a different perspective, and I have always believed that with focus and persistence, success is possible in any field.

In 2015, due to the war in Iraq, my family and I moved to Turkey, where I spent nine years building my experience and shaping my professional journey.

During those years, I worked in different jobs, but I always had one principle:
In every place I worked, I tried to improve something — whether it was making processes faster, improving productivity, or simplifying the workflow.

Around the same time, I started my journey on YouTube through my personal channel, where I created vlogs and shared different experiences from my daily life. Over time, the channel grew to more than 81,000 subscribers.

This experience helped me develop strong skills in content creation, storytelling, and understanding social media algorithms.

Later, I entered the real estate industry in Ankara.

This is where I began combining content creation with real estate marketing.

I launched separate social media pages for real estate under the name HAS Emlak, where I started presenting properties and neighborhoods in Ankara through video content and a different style of storytelling.

This approach attracted the attention of many people who were considering moving to Ankara or investing in property there.

That’s when I discovered the true power of content-driven marketing.

Instead of chasing clients, my content brought clients to me.

People began reaching out directly asking for help finding properties to rent or invest in.

At first, I focused on rental brokerage, working with more than 10 real estate offices and helping them rent out their available properties to clients I attracted through my content.

Later, I decided to move into selling properties to international investors, especially clients from the Arab world.

Within a short time, I successfully completed my first property sale, selling a residential apartment through my own content marketing strategy.

From that moment, everything began to grow.

Through the brand I built under HAS Emlak, I was able to achieve remarkable results, often selling five times more properties than some competitors.

The difference was simple:

I never went to clients asking them to buy.

Instead, my content built trust first.

In some cases, investors purchased apartments worth $40,000 to $50,000 entirely online, without ever meeting me in person.

I handled the entire process for them — from purchasing the property to renting it out and managing the rental income.

This experience gave me a deep understanding of how people make decisions, how trust is built online, and how content can become a powerful tool for driving real sales.
